The security deposit earns interest at the prescribed rate under the Security Deposit Interest Rate Regulation. The landlord must return the deposit (plus interest) within 10 days of the end of tenancy, unless there is a claim for damage or unpaid rent, in which case the landlord must provide a statement within 30 days.

3. Occupants: The rental unit shall be occupied by the named tenant(s) only. Additional occupants must be approved in writing by the landlord.
4. Quiet Enjoyment: The landlord will not interfere with the tenant's right to quiet enjoyment of the rental unit (RTA s. 20).
5. Landlord Entry: The landlord must provide at least 24 hours' written notice before entering the rental unit, except in emergencies (RTA s. 23). Inspections of the rental unit may occur with proper notice.
6. Repairs and Maintenance: The landlord must keep the premises in a good state of repair, fit for habitation, and compliant with health and safety standards. Tenants must promptly report any required repairs in writing. Tenants must not cause damage beyond normal wear and tear.
7. Subletting / Assignment: The tenant must obtain prior written consent from the landlord to sublet or assign the tenancy (RTA s. 22).
8. Locks: The tenant shall not change or add locks without the landlord's written consent.
9. Insurance: The tenant is encouraged to obtain renter's (tenant's) insurance for personal belongings. The landlord is not responsible for loss or damage to the tenant's personal property.
Notice by Tenant (Month-to-Month): The tenant must provide at least one rental period's written notice before the end of the rental period (e.g., notice by the last day of the month to end tenancy at the last day of the following month) — RTA s. 9.
Notice by Landlord (Month-to-Month): The landlord must provide at least 3 months' written notice to end the tenancy for prescribed reasons (e.g., major renovations, demolition, landlord's own use) — RTA s. 12.
Fixed-Term Tenancy: A fixed-term tenancy ends on the agreed end date. If neither party provides notice, the tenancy continues on a month-to-month basis after that date.
Abandonment: If the tenant abandons the premises, the landlord may take possession following the process outlined in the RTA.
