Subletting / Assignment: The tenant must obtain written consent from the landlord before subletting or assigning (RTA s. 34). Consent cannot be unreasonably withheld.
Notice to End Tenancy (Tenant): For a month-to-month tenancy, the tenant must give at least one full rental period's notice in writing (RTA s. 45). For a fixed-term tenancy, the tenancy ends on the stated end date.
Rent Increases: The landlord may increase rent once every 12 months with proper written notice (3 months minimum). The increase is limited to the annual rent increase limit set by the Province of BC.
Property Condition Inspection: Both parties must complete a property condition inspection report at move-in and move-out (RTA s. 23). Failure by the landlord may forfeit the right to claim damage deposits.
