PART E — GENERAL TERMS AND CONDITIONS

3. Subletting: The tenant may sublet or assign the unit with the landlord's written consent (RTA s. 97). Consent cannot be unreasonably withheld.

4. Rent Increases: The landlord may increase rent once every 12 months, in compliance with the annual rent increase guideline set by the Province of Ontario.

5. Last Month's Rent Deposit: The landlord may collect a deposit equivalent to a maximum of one month's rent (RTA s. 106). This deposit earns interest annually at the rent increase guideline rate.

6. Repairs and Maintenance: The landlord must maintain the rental unit in a good state of repair and comply with health, safety, housing, and maintenance standards. Tenants must notify the landlord of required repairs in writing.

7. Entry: The landlord must provide at least 24 hours' written notice before entering the unit, except in emergencies (RTA s. 27).

8. Disputes: Any dispute may be submitted to the Landlord and Tenant Board (LTB) at tribunalsontario.ca/ltb or by calling 1-888-332-3234.

The brochure Information for New Tenants must be attached to the lease. This form is mandatory under O. Reg. 9/18 for most residential tenancies in Ontario.
